From Dirt to Doorstep: The 7 Stages of Building a Custom Home

Building a custom home in Houston is more than a construction project—it’s a partnership built on trust, communication, and shared vision. Between zoning approvals, unpredictable Gulf Coast weather, and the dozens of trades that need to align perfectly, the process can feel complex.
That’s why understanding each stage of construction is so important. When homeowners know what to expect, they make better decisions, prevent delays, and feel more confident every step of the way.
At Bicycle Bungalows, we guide our clients through a clear, structured process. Below, we’ve broken down the seven key stages of a typical custom build in Houston—along with insight into what happens behind the scenes and how you can help keep things running smoothly.
Stage 1: Planning & Pre-Construction
Every great home starts long before the first shovel hits the dirt.
This phase is where vision, design, and budget come together. You’ll work with an architectural designer to translate your ideas into a workable plan, confirm your build site conditions, and make sure everything aligns with city requirements.
Key steps include:
- Finalizing floor plans and exterior elevations
- Securing permits and zoning approvals
- Selecting a builder and signing contracts
- Setting allowances and establishing your construction budget
Homeowner tip: Be decisive in this phase. The more clearly you define your design goals and material preferences now, the fewer costly change orders or delays you’ll face later.

Stage 2: Site Prep & Foundation
With plans approved and permits in hand, it’s time to break ground. Site preparation includes clearing vegetation, grading, and setting up utilities or temporary power.
Once the site is ready, your foundation crew begins forming and pouring the slab or piers. In Houston, foundations are a critical step because of expansive clay soils and floodplain considerations.

Stage 4: Rough-Ins (Plumbing, Electrical, HVAC)
After the structure is framed, the mechanical systems go in. Licensed subcontractors install the “guts” of the home—plumbing supply and drain lines, electrical wiring, low-voltage systems, and HVAC ductwork.
Once these are roughed in, city inspections are scheduled before insulation and drywall can begin.
Homeowner tip: This is a great time to confirm outlet locations, lighting plans, and any built-in speaker or data wiring. It’s much easier to adjust now than after the walls are closed.
Stage 5: Insulation, Drywall & Exterior Finishes
The house starts feeling like a real interior space once drywall is hung, taped, and floated. Simultaneously, the exterior siding and roofing are completed to make the home “weather-tight.”
This is also when you’ll begin exterior painting and trim details.

Stage 6: Interior Finishes
This is where craftsmanship takes center stage—and the design choices you’ve made finally come to life.
Cabinetry, flooring, tile, countertops, light fixtures, hardware, and paint all come together in this phase. Trim carpenters and painters coordinate closely, and our project manager oversees the sequence to maintain a clean, efficient workflow.

Stage 7: Final Walkthrough & Move-In
Before you receive your Certificate of Occupancy, city inspectors and our own team perform a thorough walkthrough. We create a punch list for any small touch-ups or adjustments, ensuring everything meets our quality standards.
After final inspections, utilities are connected, landscaping is installed, and the home is cleaned from top to bottom. Once complete, we hand you the keys and celebrate your move-in day.
